Review each line separately, including limits, exclusions, deductibles and excess capacity. Where property terms improve, consider whether savings should be retained or used to address a liability gap. Survey averages are context, not a promise about your renewal.

A question for your reviewAre you comparing the whole program or only the biggest premium line?

A lower premium can leave a fleet funding a deductible it cannot comfortably absorb. Compare premium with retained losses and downtime. Bring current vehicle values, driver information and loss history to renewal so the discussion reflects the operation you run.

A question for your reviewWhat cash would you need after two deductible-sized losses in the same month?

A signed lease changes more than rent. Review the tenant's operations, fit-out work, insurance requirements and responsibility for improvements. For partially occupied buildings, check the policy's vacancy provisions. The insurer's occupancy description should match what is happening at each location.

A question for your reviewHave you updated the insurance schedule alongside the rent roll?

With tight margins, a closure can strain the business long after repairs. Review payroll, debt service and other continuing expenses alongside repair and reopening timelines. Business-income limits, waiting periods and any extended recovery provision need to reflect the hotel's circumstances.

A question for your reviewAfter repairs finish, how long might occupancy and room revenue take to recover?

Identify the suppliers, ports, systems and customers that could interrupt revenue, then test the contingency plan. The insurance review must distinguish covered physical damage from delays, higher costs or geopolitical events that the policy may not cover.

A Squared's view

Start with what changed: replacement costs, payroll, sales, stock and new work. Then compare limits and deductibles with the cash the business could absorb after a loss. A cost-saving decision should still leave you able to recover.

A question for your reviewWould today's property limit replace today's equipment and stock?
